Website Terms of Use and Public Offer for Information Services
Terms governing dxbresidence.com and property enquiries
This document governs the use of DXB Residence and the free information services provided in response to user enquiries. It is not an offer to sell or purchase real estate, does not fix the price or availability of any property, and does not replace mandatory DLD/RERA forms or transaction-specific agreements.
Important. All prices, availability, discounts, payment plans, areas, views, handover dates, service charges, images and forecasts are indicative only until confirmed in writing by the authorised developer or seller.
1 Site operator
1.1 Legal entity. AHMEDOV DILSHOD REAL ESTATE L.L.C, Limited Liability Company Single Owner, Dubai, United Arab Emirates. DET commercial licence No. 1612305. RERA office registration No. 60853. DXB Residence is the name of the digital platform and not a separate legal entity.

2 Definitions
2.1 User. A legally capable individual aged 18 or over, or a duly authorised representative of a legal entity.
2.2 Information Services. Access to the catalogue, receipt of an enquiry, preliminary property selection, arranging contact and providing indicative property information. These services do not include purchasing, selling, reserving or registering real estate.
2.3 Property Materials. Listings, prices, plans, calculations, presentations, photographs, renders, messages and oral explanations received from developers, sellers or other sources.
3 Acceptance
3.1 Method. This offer for Information Services is accepted only by an affirmative action that allows evidence of consent to be retained, such as a separate consent checkbox before submitting a form, an electronic signature or a one-time-code confirmation. Merely visiting the website is not acceptance.
3.2 Formation. The agreement for Information Services is formed after acceptance and receipt of the enquiry by the system. The User may save or request the accepted version.
3.3 No property transaction. Submitting an enquiry, clicking a button, corresponding or calling does not constitute a reservation, acceptance of an SPA, a price guarantee or an instruction to a broker to purchase a property.
4 Scope and fees
4.1 Scope. The Operator provides free Information Services to the extent available on the website or agreed when responding to an enquiry.
4.2 Fees. No fee is charged for viewing the public catalogue, submitting an enquiry or receiving an initial consultation. A paid service, brokerage commission or reimbursement of expenses arises only after clear prior agreement and execution of the document required by law.
4.3 No duty to proceed. The Operator may decline an enquiry if the service is outside its licence, required documents are missing, AML or sanctions risks exist, or performance would breach the law.
5 Property information
5.1 Indicative nature. Property Materials are provided only for preliminary familiarisation and as an invitation to request current terms. They are not a public offer for real estate, a representation of fact or a guarantee of any result.
5.2 Changes. A developer or seller may, without prior notice to the Operator, change the price, availability, discount, payment plan, unit, area, view, layout, finishes, amenities, construction or handover date, service charge or any other condition.
5.3 Currency date. Information is treated as checked only at the date and time shown next to it. If no date is shown, the User must treat it as unconfirmed.
5.4 Written confirmation. Only the current transaction documents signed by authorised persons and the official DLD/RERA records are binding.
5.5 Visuals. Renders, maps, show units, photographs and plans may be illustrative. Actual specifications are determined by the SPA, registered documents and approved schedules.
5.6 Forecasts. Yield, rent, capital appreciation, payback and currency outcomes are scenarios, not guarantees or investment advice.
5.7 Corrections. The Operator may correct technical, typographical, translation or third-party errors. An erroneous price does not create an obligation to supply a property on that basis.
6 Transaction documents
If information conflicts, the following order of priority applies unless a mandatory rule of law provides otherwise:
- UAE and Dubai law, DLD/RERA registers and registered Oqood or real-property records;
- the signed SPA, Reservation Form, registered addendum and official developer or seller confirmation;
- mandatory DLD/RERA brokerage forms, including Contract B;
- these Terms;
- a listing, presentation, correspondence, WhatsApp message, advertisement or oral explanation.
6.1 Contract B. If the Operator acts as the buyer's broker, the parties separately execute DLD/RERA Contract B specifying the parties, property, term, commission and authority. These Terms do not replace it.
7 Checks before payment
Before reserving, signing or transferring money, the User must:
- verify the office licence, the assigned agent's broker card and the applicable Trakheesi permit or Madmoun QR code;
- verify the developer, project and project escrow account through DLD or Dubai REST;
- obtain dated confirmation of the price, unit, area, payment plan, holding period and refundability of any booking fee;
- read the SPA and Reservation Form, including default, termination, delay, area tolerance, handover and service-charge provisions;
- independently confirm official payment details and never transfer funds to an employee, agent or personal account;
- obtain independent legal, tax, banking, technical or investment advice where appropriate.
8 Independent third parties
8.1 Status. A developer, seller, bank, management company, valuer, trustee centre, communications provider and public authority are independent persons. The Operator cannot change their terms without separate written authority.
8.2 Third-party information. The Operator takes reasonable steps to check sources but may rely on official third-party materials and is not responsible for a change it did not know and could not reasonably have known about.
8.3 Remuneration. The Operator may receive commission from a developer or seller. No commission is payable by the User unless separately agreed in writing in a legally permitted form.
9 Personal data and communications
9.1 Enquiries. Data is processed under the separate Privacy Policy. Consent to process an enquiry is not consent to advertising.
9.2 Partner broker. An enquiry may be shared with an independent partner broker only with separate consent or another lawful basis. Refusing such sharing must not prevent a service the Operator can provide itself.
9.3 Marketing. Promotional calls, WhatsApp messages and emails require separate voluntary consent. The User may opt out at any time by sending STOP or writing to sales@dxbresidence.com.
10 Acceptable use
10.1 Personal use. The User may use materials to assess a possible transaction personally.
10.2 Prohibited conduct. Automated bulk extraction, database republication, lead resale, interference with security, circumvention of restrictions, false enquiries, malicious code and use infringing third-party rights are prohibited.
11 No professional advice
The Operator does not provide legal, tax, audit, valuation, engineering, banking, immigration or investment services and does not guarantee a mortgage, visa, bank account, registration, tenant, resale or economic result.
12 Liability
12.1 Standard. The Operator provides its own services with reasonable professional care and does not exclude rights that cannot be excluded under UAE law.
12.2 Direct loss. Liability arises only for direct proven loss caused by the Operator's breach and reasonably connected to it.
12.3 Excluded loss. To the fullest extent permitted by law, indirect, consequential, speculative or punitive loss, lost profit or rent, currency differences, loss of value and loss caused by independent third parties are excluded.
12.4 Cap. Aggregate liability arising solely from free Information Services is limited to the greater of the direct fee paid by the User for the relevant service or AED 5,000.
12.5 Carve-outs. The cap does not apply to fraud, wilful misconduct, gross negligence, personal injury or death where required by law, or obligations that cannot lawfully be limited.
12.6 Mitigation. The User must take reasonable steps to mitigate loss and stop payment or signing after discovering a discrepancy.
13 Availability and events outside control
The site may be temporarily unavailable because of maintenance, communications, a cyber incident or a third-party system. A party is not liable for delay caused by circumstances outside its reasonable control if it takes reasonable security, notification and mitigation measures.
14 Changes and termination
14.1 Changes. A new version applies to future enquiries. A material change to an already accepted service requires notice and, where necessary, renewed consent.
14.2 Termination. Either party may end the free Information Services by notice. This does not end duties under signed transaction documents or relating to KYC, AML, data, payment or dispute resolution.
15 Governing law and disputes
15.1 Law. The federal laws of the United Arab Emirates and the applicable laws of the Emirate of Dubai govern.
15.2 Complaint. Before court proceedings, a party must send a written complaint. The parties will attempt in good faith to resolve it within 15 business days unless urgent relief is required.
15.3 Courts. Disputes are submitted to the competent courts of Dubai unless mandatory consumer or jurisdiction rules require otherwise.
15.4 Language. This English version is provided for convenient understanding. For authorities and courts, the required Arabic version or legal translation must be used. Official Arabic legislation and mandatory forms prevail.
