Cookie and Local Storage Policy
Browser technologies used on dxbresidence.com
This Policy describes cookies, localStorage, sessionStorage and similar technologies used by the site. At the date of this version, the site uses first-party technologies for language, favourites, comparisons, catalogue view, enquiry attribution and security. GA4 and Meta Pixel are technically contemplated but must be activated only after proper user consent.
1 Who is responsible

2 Definitions
2.1 Cookie. A small record saved in the browser and returned to the site on later visits.
2.2 LocalStorage. Browser storage that normally remains until cleared by the user.
2.3 SessionStorage. Browser storage that normally remains until the tab or browser session closes.
2.4 Server log. A technical server record that may include IP address, time, requested URL, browser and request outcome.

4 Categories and consent
4.1 Strictly necessary. Support security, forms, sessions and essential functions. They cannot be disabled through a banner where the site cannot safely process a request without them.
4.2 Functional. Remember language, favourites, comparisons and catalogue view. Users may decline them through settings where offered or clear them in the browser.
4.3 Analytics. Measure site use. They must not load before prior consent where consent is required by applicable law and service settings.
4.4 Advertising. Used for advertising attribution, audiences and remarketing. They must be off by default and enabled only after separate consent.
5 Possible third-party technologies
The site code contemplates the following services only after configuration and a proper consent mechanism:

If a service is not active, its cookies must not be set by the site. The actual list in the cookie settings centre prevails and must be updated whenever configuration changes.
6 Managing choices
- On the first visit, users must be able to accept all optional categories, reject them, or open settings through equally prominent actions.
- No choice is not consent. Optional categories must not be preselected.
- Users may change or withdraw consent through a permanent Cookie Settings link in the footer.
- Withdrawal must stop future loading of the relevant tools and remove available first-party identifiers where technically possible.
- Browser settings can block or delete cookies and local storage, but some site features may work differently.
7 Enquiry and UTM data
UTM tags from sessionStorage may be attached to a submitted enquiry together with the page URL and referrer. They then become part of the enquiry record and are retained under the Privacy Policy. Storing UTM data does not permit advertising to the contact without separate consent.
8 Updates
This Policy and the actual technology list are reviewed when a new service, retention period or purpose is introduced. A material change to optional processing is not applied without an updated choice where one is required.
